The price of apartments in central London has significantly decreased and is currently at £522,839, reflecting a drop of £71,000 compared to four years ago. According to official statistics, prices fell by 8.4 percent last year, and this trend continues.
Impacts of Price Reductions on the Housing Market
Given this decrease, the average value of homes in London has also dropped by 3.3 percent annually, while prices in the outskirts of London have been relatively better preserved than in central areas. This situation is attracting buyers to the market, drawing many of them in search of suitable opportunities.

Jonathan Hopper, CEO of Garrington Property Finders, believes that despite these challenging conditions for sellers, tactically savvy buyers are looking for good deals. He says: "No one rings a bell when the market goes down, but it seems that prices are now stabilizing and are no longer diving deep into the sea."
New Challenges for Buyers and Sellers
This situation has affected not only the London housing market but also the property market across the UK. For example, in the past 12 months, the average property price in the UK has increased by 1.4 percent, reaching £273,000. However, prices in the south and east of England have hardly changed, while in the northwest and northeast, prices have increased by 4.4 and 4.9 percent respectively.
Two main factors contributing to this inequality in the UK housing market are the high number of homes for sale in the south and the rising interest rates on mortgages. Hopper states: "The increase in mortgage interest rates has negatively impacted buyers, making many homes unaffordable for them."
Recently, the largest banks in the UK have announced an increase in mortgage rates, which could exacerbate problems for buyers and sellers. Mark Harris, CEO of SPF Private Clients, stated: "The rising cost of living and inflation rate of 3.1 percent severely affect households' purchasing power."
