Cordiant Digital Infrastructure, with a market value of £950 million, has emerged as an example of success in managing digital infrastructure entities in Europe. This company specifically operates in the field of digital infrastructure, focusing on essential facilities for the digital world, such as mobile towers, fiber optic cables, television and radio transmitters, and data centers that support the internet.

Efficient Management and Long-Term Strategy

Cordiant Digital, which was listed on the stock exchange in 2021 and joined the FTSE 250 in June, is the only fund directly connected to these infrastructures in Europe. The company's strategy can be summarized in three words: buy, build, and grow. Cordiant seeks existing infrastructure companies in smaller European markets, acquires them at reasonable prices, and then invests to foster further growth.

Development and Expansion in Europe

Since its establishment, Cordiant has successfully attracted six businesses in Poland, the Czech Republic, Ireland, Belgium, and even New York. The company manages 1,440 communication towers, over 14,000 kilometers of fiber cable, and 24 data centers, being recognized as a national champion in broadcasting and mobile towers in Poland and the Czech Republic. The company's main revenue comes from television broadcasting, followed by income from fiber cables, towers, and data centers.

Cordiant has acquired these assets at an average of 10 times cash earnings, which is considered a reasonable price for such assets. The company's growth has been achieved through development and increasing asset value, not merely through rising stock prices.

Financial Forecasts and Future Outlook

The attractiveness of digital infrastructure lies in its predictability. Clients sign long-term contracts, and Cordiant has approximately £952 million in contracted revenue until 2044, a significant portion of which is linked to inflation rates. This stable income creates a source for dividend payments with a yield of about 3.5%, which is easily covered, and reinvestment is also possible.

Since its inception, the fund has delivered an annual return of 11.3%, exceeding its minimum target of 9%. Entry into the main market and the FTSE 250 has also expanded its investor base. Steven Marshall, CEO of Cordiant, has strong experience in managing operations for one of the world's largest tower owners.

Challenges and Opportunities Ahead

The net asset value of Cordiant is estimated at 146 pence per share, while the stock is currently trading at 124 pence, indicating a discount of about 15%. Analysts believe this gap is significant and predict that the stock value could rise to 171 pence. If this forecast materializes, the share could reach 44% above the current price.

Two growth projects, a large data center near Prague and a tower construction program in Poland, have yet to be fully reflected in this price. By combining the potential for value increase with dividends, this analyst predicts an overall return of about 42% in the next year. However, there are also uncertainties, including Cordiant's inability to raise new capital due to the low stock price.
